AC maintenance is not just checking the filter and topping off the refrigerant. A proper tune-up is a full-system inspection and cleaning that addresses every component responsible for cooling your home efficiently and reliably.
Below is what we check and service during an AC maintenance visit and why each piece matters.
Dirty coils are one of the most common causes of reduced cooling performance. The evaporator coil absorbs heat from your indoor air, and the condenser coil releases that heat outside. When either coil is coated with dust or debris, the system has to work harder and longer to produce the same amount of cooling. We clean both coils during the tune-up to restore full heat transfer capacity.
In Atlanta's humidity, your AC pulls a significant amount of moisture out of the air every day. That water exits through the condensate drain line, and if the line clogs with algae or buildup, water backs up. A clogged drain line can trigger the float switch (shutting the system down) or cause water damage to ceilings and walls. We flush and clear the drain line as part of every tune-up.
Low refrigerant means the system cannot absorb enough heat to cool your home properly. Running a system with low charge puts extra strain on the compressor, the most expensive component in the system. We measure refrigerant levels and check for signs of leaks during every maintenance visit.

Keeping those electrical components in good condition is essential for both reliability and efficiency. We test connections, measure amperage, and check thermostat calibration.
A restricted filter forces the system to work harder, raises energy costs, and can freeze the evaporator coil. We check the filter, recommend the right replacement schedule for your home, and measure airflow to confirm the system is moving air correctly.
Before we leave, we verify the temperature split across the supply and return, confirm the system is cycling correctly, and check the outdoor unit for debris or obstructions. We note any components that are still working but trending toward failure so you can plan instead of react.
Atlanta summers push your AC harder than almost any other climate in the Southeast. The combination of sustained heat and high humidity means the system runs for long stretches without a break, and any inefficiency gets amplified. A technician arrives, inspects the full cooling system from the thermostat to the outdoor unit, cleans the coils and drain line, tests electrical connections and safety controls, checks the filter and refrigerant, and measures system performance. The visit typically takes 60 to 90 minutes. If we find something that needs attention, we explain what it is, what it will cost, and whether it is urgent or can wait.
Before we leave, we walk you through what we found, what we cleaned or adjusted, and anything to keep an eye on. PMA members get a service record on file so we can track how the system performs year over year and catch trends before they become problems.
